Maintenance Lead

CGC Residential is seeking to hire a Spanish-speaking Maintenance Lead. The Maintenance Lead is responsible for the physical operations of the property and maintaining curb appeal. The Maintenance Lead also leads the maintenance team by being a mentor and a leader. In coordination with the Community Manager, they will have the responsibility of managing the maintenance budget and overseeing all daily operations of the property. Additionally, the Maintenance Lead is responsible for maintaining inventory and coordinating with vendors. Must have outgoing and likable personality, enjoy meeting new people, able to follow instructions and be self-motivated.
Responsibilities
- Trains, organizes and oversees work of maintenance staff
- Respond timely to work orders and maintenance requests
- Documents and keeps detailed notes of work performed
- Tracks all material costs
- Performs general property repairs including, but not limited to plumbing, electrical, appliance, HVAC
- Coordinates with contractors and contributes to make-ready repairs and upgrades prior to tenant move-in
- Communicates with residents, supervisor, staff, and vendors in a professional manner
- When directed, travel to vendors to pick up supplies and parcels
- Participate in a rotating on-call emergency schedule for evening, weekend, and holiday coverage
- Able to perform all duties requires of Maintenance Technician
- Performs other related duties as assigned
Qualifications
- Extensive knowledge of building systems such as plumbing, electrical, and HVAC
- Excellent analytical and problem-solving skills
- Ability to identify issues and determine repairs that are needed
- Ability to plan maintenance schedules for building systems
- Excellent management and supervisory skills
- Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance
- Must be physically able to perform repairs when needed
- Must be able to work outdoors with limited air conditioning for extended periods of time
- Able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies and stand for extended periods of time
- Must be able to lift 100 pounds at a time
- Certified Pool Operator (CPO) preferred
This is a non-exempt hourly position and is eligible for overtime. The Leasing Professional is eligible for periodic bonuses as determined by management from time to time.
